10 things every Buyer should Know

CLUE REPORTS:

Do you know what a CLUE REPORT is?

For years the Insurance industry has been keeping a database of insurance claims on real estate and homeowners. These claims can be found in CLUE REPORTS.

If the seller of a home has filed a claim for fire, flood, personal injury or any insurance related item in the past 5 years, it will most likely show up on a clue report.

This information is important because if there was a fire or other problem in the house it can direct your attention to it.

It is getting increasingly difficult to obtain homeowners insurance and premiums are rising every year. Some insurance companies are basing rates on the history of the house. If several claims have been made in the past on the property that you intend to buy, you may have difficulty getting coverage at reasonable costs.

I encourage all potential buyers of real estate to obtain a CLUE REPORT. A clue report is an insurance history of the property you are purchasing and may be obtained online at http://www.choicetrust.com for a small fee. These reports will tell you if the home has had an insurance claim filed in the past 5 years.
